SHEET S-204INTERIOR · BASEMENTS
Basement finishing on Staten Island
We fix the moisture first, then insulate, frame and finish with materials that can tolerate a below-grade space.
Basement Finishing & Renovation
Scope of work
Finishing a basement starts with water. Before a single stud goes up, we look at grading, gutters, wall cracks and signs of past flooding, and fix what can be fixed from the outside. Then we build a finished space with materials that tolerate below-grade conditions: rigid foam against the foundation, pressure-treated bottom plates, mold-resistant drywall kept off the slab, and flooring that won't swell.
Basement projects we do include family rooms, home offices, gyms, laundry rooms and storage, plus refreshing previously finished basements that got wet.
What's included
- Moisture assessment: grading, leaders, cracks and efflorescence
- Rigid foam insulation and moisture-tolerant framing
- Mold-resistant drywall and drop or drywall ceilings
- Luxury vinyl plank, tile or other below-grade-rated flooring
- Lighting and outlets by licensed electricians
- Laundry and wet-bar plumbing by licensed plumbers
- Closets, storage and stair finishing
Local conditions
Staten Island basements and flood zones
Flood history. Parts of the East and South Shore flooded badly during Hurricane Sandy, and some homes sit in FEMA flood zones where below-grade space has use and construction limits. If your house is in one, we'll check what's allowed before designing anything.
What a basement can legally be. In NYC, turning a cellar or basement into a separate apartment or bedroom involves strict DOB requirements for ceiling height, light, ventilation and egress. We build finished recreational space and will tell you plainly where the legal lines are.
Below-grade materials only. Carpet over a slab and paper-faced drywall on the floor are the two most common mistakes we tear out. We don't install either below grade.

FAQ
Basements questions
Can I finish a basement that has had water in it?
Often yes, once the source is addressed: grading, gutters and leaders, crack repair, and sometimes interior drainage. We use materials that tolerate moisture so a minor event doesn't mean a full tear-out.
Can you make my basement a legal apartment?
That's a DOB legalization question with strict requirements, and many basements can't meet them. We focus on finished recreational space and will refer you to an architect or expediter if you want to explore legalization.
