SHEET S-207INTERIOR · ADDITIONS

Home additions on Staten Island

Rear extensions, second-story additions and dormers, built to approved plans and tied cleanly into the existing roof, siding and interior.

Home Additions & Extensions

Scope of work

An addition is new construction attached to an old house, and the hard part is the attachment. Foundations have to meet the existing footings, new framing has to match old floor heights, and the roof, siding and interior finishes have to blend so the addition doesn't look tacked on. We handle the build start to finish: foundation, framing, roofing, siding, windows, MEP rough-ins, insulation and interior finishes.

Additions in NYC need drawings from a licensed architect or engineer, zoning review and DOB approval. If you don't have a designer yet, we can recommend architects who work on Staten Island lots regularly, and we'll price the plans as they develop so the design stays on budget.

Adding on in Staten Island zoning

Zoning sets the envelope. Staten Island's residential zoning (and special districts like the Special South Richmond Development District) limits how far back, how high and how big you can build. Your architect confirms what's allowed, and we make sure the build matches the approved plans exactly.

Flood zones. In FEMA flood zones on the East and South Shore, new construction can carry elevation and flood-resistant construction requirements. That affects foundation design and cost, so it belongs in the conversation early.

FAQ

Additions questions

Do I need an architect for an addition?

Yes. In NYC, an addition requires plans by a licensed architect or professional engineer and DOB approval. We build to those plans and can recommend designers.

Can you add a second story to my house?

Often, if zoning allows the extra floor area and height and the existing foundation and framing can carry it (your engineer confirms that). It's one of the most efficient ways to add space on a small lot.
