SHEET S-301SPECIALTY · CONDO & CO-OP

Condo, co-op & apartment renovations in NYC

A contractor your managing agent will approve. We provide COIs naming the building, follow the alteration agreement, and work within building hours.

Condo, Co-op & Apartment Renovations

Scope of work

Renovating inside a managed building adds a layer of paperwork that many contractors avoid: certificates of insurance with specific additional insureds and limits, alteration agreements, board approval, elevator reservations and strict work hours. We do it routinely. One of our reviewers summed it up: “He handled all the condo COI insurance requirements smoothly and made the whole process stress-free.”

Our apartment work ranges from a one-week paint job to full renovations: painting, flooring, kitchens, bathrooms and complete interior refreshes. We serve condos and co-ops on Staten Island and across Brooklyn and Manhattan.

How building approvals usually work

Painting and minor work usually just need a COI and notice to management. We can often start within days.

Kitchens, bathrooms and anything touching plumbing, electrical or walls typically need a signed alteration agreement and board or managing-agent approval. Some buildings also require architect drawings and DOB filings. We help assemble the contractor's side of the package: insurance, license information, scope and schedule.

Highly recommend Angel for painting and contracting work. Professional, responsive, easy to communicate with, and very flexible with scheduling. He handled all the condo COI insurance requirements smoothly and made the whole process stress-free. The quality of the work was excellent at a very reasonable price. After the painting was completed, it honestly felt like we were moving into a completely new home. We’re extremely happy with the results and will definitely hire him again for future projects

FAQ

Condo & co-op questions

What is a COI and why does my building need one?

A certificate of insurance proves the contractor carries liability (and usually workers' compensation) coverage. Buildings require one naming the condo or co-op corporation, the board and the managing agent as additional insureds, so the building is protected if something goes wrong. We issue it to your building's exact wording.

How quickly can you get a COI to my building?

As soon as we receive the building's requirements. Send us the management company's COI sample or instructions and we'll handle it.

Do you work in Manhattan and Brooklyn buildings?

Yes. We're based on Staten Island and regularly work in condos, co-ops and rental apartments in Brooklyn and Manhattan.
