SHEET S-102EXTERIOR · ROOF REPAIR
Roof repair & leak repair on Staten Island
A stain on the ceiling is rarely directly under the leak. We find where the water actually gets in, fix that spot, and show you photos of the repair.
Roof Repair & Leak Repair
Scope of work
Water travels. It comes in at a lifted flashing or a cracked pipe boot, runs along a rafter or the top of the ceiling drywall, and drips out six feet away. A patch over the stain fixes nothing. We start from the outside, trace the path, and repair the source.
Not every leak means a new roof. Most of the leak calls we get are fixed with targeted repairs: re-flashing a chimney, re-sealing a seam on a flat roof, replacing a run of blown-off shingles, or clearing a clogged scupper that's backing water under the membrane. If the roof is past repair, we'll say so and give you both prices.
What's included

- Pipe boot and vent replacement
- Flat-roof seam, blister and parapet repairs
- Shingle replacement after wind damage
- Skylight re-flashing
- Scupper, gutter and leader clearing and re-pitching
- Before-and-after photos of every repair
Local conditions
The Staten Island leaks we see most
Chimney flashing on older North Shore homes. Brick chimneys on older houses in St. George, West Brighton and Stapleton often have flashing that was tarred over instead of replaced. Tar cracks within a season or two. We cut in proper counter-flashing.
Parapets and scuppers on attached homes. On low-slope roofs, water sits where the roof meets the parapet wall. A clogged scupper or a failed seam there is the most common flat-roof leak we fix.
After a nor'easter. Wind-driven rain gets under lifted shingle tabs and around loose flashing. After a big storm, call early. We triage active leaks first and tarp if a permanent repair has to wait for dry weather.

FAQ
Roof repair questions
Do you do emergency roof repairs?
Call (347) 265-1229. During business hours (Mon–Sat, 8 AM–6 PM) we prioritize active leaks and can tarp or temporarily seal a roof until it's dry enough for a permanent repair.
How do you find where a roof leak is coming from?
We check the attic or ceiling cavity for the wet path, then inspect the roof above it: flashing, penetrations, seams and valleys. On flat roofs we look for ponding, open seams and blocked drains. Sometimes we water-test a section to confirm the source.
Should I repair or replace my roof?
Repair makes sense when the problem is limited to flashing, a penetration or a small area and the rest of the roof is sound. If shingles are curling or brittle across the whole roof, or the flat roof has multiple failed seams and soaked insulation, replacement is usually the better spend. We give you both numbers when it's close.
